Buying in Spain – calmer than you think, if you take it in the right order

By Marie Segerholm · Published

Many Swedes I meet worry about Spanish bureaucracy. But what causes stress is rarely the rules – it is taking the steps in the wrong order.

Start with NIE and a bank

Without an NIE number you can neither sign contracts nor pay taxes. Get it early, together with a Spanish bank account, so you are ready when the right home appears.

The lawyer before the deposit

Let an independent lawyer check the property – title, debts, permits – before you sign a reservation contract and pay a deposit. That is the most important order of all.

The notary closes

Completion happens at a notary, where the deed is signed and the property then registered. Expect taxes and fees on top of the price – ask your lawyer for an estimate in advance.
