Estate agents in Marbella – how to choose

Marbella has hundreds of agencies, from large international chains to small local offices. For a Swedish buyer, the key insight is that the Spanish agent works for the seller — the seller pays the fee. Solria is not an agency. We are a Swedish company that matches you, free of charge, with a vetted Swedish-speaking agent partner in Marbella, so you do not have to choose blindly.

Five things to compare between agents in Marbella

Whichever agent you choose — through us or on your own — you should ask the same questions. These are the criteria we use when vetting our partner agencies.

1. Swedish all the way

English is not enough. Ask who your actual contact person will be and whether viewings, negotiation and document walkthroughs can happen in Swedish. Legal terms like contrato de arras and nota simple need explaining in your own language.

2. Genuine local knowledge

A good agent can explain the difference between the Golden Mile, the old town, Nueva Andalucía and East Marbella in concrete terms — price per square metre, community fees, sunshine hours and how the area feels in January. Ask for three example properties in your bracket and listen to the answers.

3. Access to the right properties

In Spain, agencies often share the same stock through joint listings. A well-established agency can therefore reach most of the market even where others are the listing agent. Ask how the agency cooperates with competitors and whether it shows the whole range in your bracket, not just its own listings.

4. An independent lawyer alongside

A serious agent encourages you to hire your own lawyer, unconnected to the agency or seller. If the agent instead offers their own lawyer for the whole transaction, pay attention — the conflict of interest is obvious.

5. Experience with Swedish buyers

Swedish buyers have specific needs: Swedish bank documentation for mortgages, questions about the Swedish school, exchange rates and part-year living. An agency that has worked with Swedes for years recognises the pitfalls before you do.

How Solria works – and what it costs

Solria is run by Regal Venture Capital AB and is your Swedish point of contact before, during and after the purchase. We vet Marbella agencies against the criteria above and match you with the partner that fits your budget, timeline and way of living. The service is free for you as a buyer — we are compensated by the partner agencies, and that never affects the price of the property. You commit to nothing until you choose to proceed.

FAQ about agents in Marbella

Which are the best Marbella estate agents for Swedish buyers?
It depends on the area, property type, budget and how much support you want in Swedish. One agency may be strong on villas in Nueva Andalucía but less relevant for an old-town apartment. Solria matches your needs with vetted partner agencies rather than publishing a generic ranking.
What does an agent in Marbella cost the buyer?
Nothing. In Spain the seller pays the agent's fee, normally around five per cent of the price. Your costs on top of the price are tax, notary, registration and lawyer — roughly 10–14 per cent in total.
A large or a small agency?
Size does not decide quality. A large chain gives breadth and structure, a small local office often deeper knowledge of a few areas. What matters more is who your contact person is, that you share a language, and that the agency shows the whole market — not just its own listings.
Can I use several agents at once?
Yes, that is common in Spain. But since agencies often share the same stock, you rarely get more properties — mostly more phone calls. One well-chosen agency with good cooperation agreements is normally enough to see the whole market.
Do I need a lawyer if I have a good agent?
Yes, always. The agent facilitates the deal but represents the seller. An independent Spanish lawyer checks ownership, debts, permits and the community's finances before you sign the private contract. It is the most important insurance in the whole purchase.
