Established luxury, all year

Buying an apartment or house in Marbella

Marbella is the coast's best known address and the town that stays alive all year. You get an old town of orange trees and narrow lanes, Puerto Banús with its boats and boutiques, and a long row of beach clubs along the Golden Mile.

How it feels here

Daily life here is international. You hear Swedish, English and Spanish on the same street, restaurants stay open in January, and private healthcare, international schools, padel and golf are minutes away. Marbella suits buyers who want full service and a town that does not shut down after summer — and who accept a higher price per square metre than further west.

This area suits you if

  • You want services, healthcare and restaurants open in winter too.
  • You value town life, golf and padel within minutes.
  • You see the home as both a residence and a long-term investment.

Less suitable if

  • You want to maximise square metres per euro.
  • You are looking for a small, sleepy town without tourists.

Practical

Getting around

A car is easiest, but coastal buses are frequent and taxis are everywhere. There is no train station in Marbella — the airport is about 45 minutes away by motorway.

Services and healthcare

Several private hospitals and clinics with English and Scandinavian-speaking staff, international schools and a wide choice of shops and restaurants all year.

Renting out

Strong demand in both summer and winter, but short-term rental rules differ between communities. Always check the statutes before buying.

Estate agents in Marbella

Marbella has hundreds of estate agents and quality varies. Solria is not an agency — we listen to what you are looking for and connect you with a local partner agent who speaks Swedish or English, knows the neighbourhoods you care about and can show properties beyond the big portals. It costs you nothing, and you decide whether to continue after the first call.

In depth – Marbella

Marbella prices – what costs what?

Two addresses ten minutes apart can differ by a factor of two. What drives it is distance to the sea, the view and whether the development has been refurbished. Rough price per square metre: EUR 3,500–5,000 in the centre, EUR 5,000–9,000 on the Golden Mile and beachfront, EUR 3,000–4,500 in Elviria and eastern Marbella. Always add 10–13 % in purchase costs on top.

  • Two-bedroom apartment in the centre, walking distance to everything: roughly EUR 280k–420k.
  • Three-bedroom apartment in a beachside development with pool: roughly EUR 450k–750k.
  • Townhouse in a quiet setting with shared pool: roughly EUR 550k–900k.
  • Villa with private pool: from roughly EUR 900k, EUR 2.3m and up on the Golden Mile.
  • Running costs: community fees roughly EUR 130–450 per month, property tax (IBI) EUR 450–1,800 per year.

Swedish-speaking agents in Marbella

Marbella has a large Nordic community: a Swedish school, church, Swedish-speaking doctors, lawyers and agents. We work with a small number of local partner agents who speak Swedish or English, are registered in Andalusia and carry professional insurance. You get one contact — not ten calls from different agencies — and we say so if the area you ask about does not match what you describe.

  • We are not an agency and charge you nothing — the matching is free.
  • The partner agent also shows properties that are not on the portals.
  • Always use your own independent lawyer — never the seller's.

Living in Marbella without a car

It works, but only in the right location. In the centre and old town you reach a supermarket, pharmacy, health centre, banks and the promenade in a 5–15 minute walk, and coastal buses run every 15–30 minutes. Airport bus or taxi to Málaga takes 45–60 minutes. In Elviria, Nueva Andalucía or up in the hills you need a car for everyday life — the slopes are steeper than the map suggests.

  • Best without a car: Marbella centre, the old town, the streets around Alameda and Paseo Marítimo.
  • Test the location in practice: walk to the nearest supermarket on a hot afternoon before you buy.
  • Expect taxis or a rental car for day trips — buses run along the coast, not inland.

Golf in and around Marbella

Within 20 minutes of central Marbella there are around fifteen courses, most of them in the golf valley in Nueva Andalucía (Las Brisas, Los Naranjos, Aloha) and eastwards towards Elviria (Santa María, Río Real, Cabopino). The season runs all year; green fee high season is March–May and September–November. Many buyers choose a home by distance to their home club — tell us which course you want within ten minutes.

  • Annual membership: often EUR 1,800–5,500, green fees roughly EUR 65–140 in high season.
  • A home right on a course gives you the view — and stray balls and early mowers.
  • Golf-side apartments are easier to rent out outside the summer months.

Neighbourhoods to know – Marbella

Marbella centrum & gamla stan

Everything on foot: squares, shops, healthcare and the promenade. Mostly apartments, often in older buildings, and the easiest location to live in without a car.

Golden Mile

The stretch between the centre and Puerto Banús with beachside developments, hotels and mature gardens. The highest price per square metre on the coast.

Puerto Banús & Nueva Andalucía

The marina, nightlife and the golf valley just above. Popular for rentals and for buyers who want a coastal view from a villa or townhouse.

Elviria & östra Marbella

Calmer, greener and more family oriented, with long sandy beaches. Usually more space for your money than west of the centre, but you need a car.

How the purchase works in Marbella

  1. 1. Budget and financing

Set a total budget including purchase costs. Allow roughly 10–13 % on top of the price for transfer tax or VAT, notary, registration and legal fees. Spanish banks often lend up to 60–70 % of value to non-residents — get a pre-approval before you bid.

  2. 2. NIE number and Spanish bank account

You need a Spanish tax number (NIE) and normally a Spanish bank account to buy and pay ongoing costs. Your agent partner or lawyer helps with the application.

  3. 3. Viewing trip in Marbella

We book 5–10 properties over two or three days in the areas you chose, with time to walk the neighbourhoods morning and evening. You see the centre, the Golden Mile and a calmer alternative so you can compare.

  4. 4. Reservation and legal checks

The property is reserved against a small deposit. Your independent lawyer checks the land registry extract, building permits, debts, community statutes and rental rules before any larger amount is paid.

  5. 5. Private contract and 10 %

Once the checks are done you sign the private purchase contract (contrato de arras) and normally pay 10 % of the price. It fixes price, completion date and what is included.

  6. 6. Notary, keys and after the purchase

Completion takes place at the notary, where the title deed (escritura) is signed and you receive the keys. Then the purchase is registered, utilities and community fees are transferred, and you file an annual Spanish tax return. Allow 8–12 weeks from offer to keys for a resale property.
