Charming seaside town

Buying an apartment or house in Estepona

Estepona is the Andalusian town that has become the coast's most talked-about value alternative. The old town is full of flower pots and narrow lanes, the promenade runs for kilometres, and new apartment developments rise around town at a calm pace.

How it feels here

It feels more Spanish here. The square is used by locals, the fishing harbour still works, and the centre is walkable without a car. There is still a marina, golf courses and beachfront restaurants. Estepona suits buyers who want a real town and new builds without Marbella price tags — and who do not mind an hour to the airport.

This area suits you if

  • You want to walk to the square, the shops and the beach.
  • You prefer a new build with a terrace and shared pool.
  • You want a Spanish town feel, not only an international one.

Less suitable if

  • You want the shortest possible transfer from the airport.
  • You want Marbella's nightlife and luxury retail.

Practical

Getting around

The centre is walkable. A car is recommended for golf courses and neighbouring towns; the AP-7 motorway is close and the airport is about an hour away.

Services and healthcare

A public hospital in town and private clinics nearby. Schools, supermarkets and gyms are central; the widest healthcare choice is in Marbella.

Renting out

Good summer demand and growing interest in longer winter lets. New builds with a pool and terrace are the easiest to rent out.

In depth – Estepona

Estepona prices – what costs what?

Estepona gives you more home for the money than Marbella, but the range is wide: seafront and new build clearly cost more than older blocks a few streets in. Rough price per square metre: EUR 2,800–4,200 in the centre and old town, EUR 3,500–5,500 for new build on the New Golden Mile, EUR 2,200–3,500 west of town. Add 10–13 % in purchase costs — for new build 10 % VAT plus 1.2 % stamp duty.

  • Two-bedroom apartment in the centre or old town: roughly EUR 230k–330k.
  • New-build three-bedroom with terrace and shared pool: roughly EUR 330k–520k.
  • Townhouse near golf west of town: roughly EUR 380k–550k.
  • Villa with private pool: from roughly EUR 650k outside the centre.
  • Running costs: community fees roughly EUR 110–320 per month, IBI EUR 350–1,100 per year.

Swedish-speaking agents in Estepona

Estepona has grown fast and the agency market with it — quality varies. Solria is not an agency: we listen to what you are looking for and connect you with a local partner agent who speaks Swedish or English, is registered in Andalusia and knows the difference between the centre, the New Golden Mile and the areas further west. You get one contact, not ten calls from different agencies.

  • The matching is free — we charge you nothing.
  • For new build: always demand a bank guarantee for your staged payments.
  • Always use your own independent lawyer — never the seller's.

Living in Estepona without a car

In the centre daily life works without a car: supermarkets, pharmacy, health centre, the market and the kilometres-long promenade are all walkable, and town buses link the neighbourhoods. The bus to Málaga airport, though, takes about 1.5 hours with a change — expect a taxi or transfer for flights. On the New Golden Mile or further west you need a car for most things.

  • Best without a car: the centre, the old town and the streets along the promenade.
  • Check the walk to the nearest supermarket — the hills to the east are steep.
  • Golf courses and larger shopping trips require a car or taxi.

Golf in and around Estepona

Around Estepona there are around ten courses within 15 minutes: Estepona Golf, Valle Romano and Azata Golf near town, and towards Sotogrande courses like Finca Cortesín and La Duquesa. The season runs all year, peaking in spring and autumn. Homes near the courses west of town often give the most space per euro — but require a car.

  • Green fees: roughly EUR 45–110 depending on course and season.
  • Valle Romano and Estepona Golf suit everyday play; Finca Cortesín is the coast's most exclusive.
  • Golf-side apartments rent well in spring and autumn when the courses are busy.

Neighbourhoods to know – Estepona

Estepona centrum

Flower-filled lanes, squares and the promenade with everything on foot. Mostly apartments in smaller buildings, often without a pool but with town life outside the door.

New Golden Mile

The stretch towards Marbella with modern developments, large pools and beach clubs. Much of the new-build stock sits here and summer rentals are straightforward.

Estepona Golf & Bahía Dorada

West of town, calmer and better value per square metre. Townhouses and villas near golf — but you need a car for shops and restaurants.

Berglägen mot Sierra Bermeja

Villa plots a few minutes up from the coast with wide sea views and cooler evenings. More land for your money, steeper roads.

How the purchase works in Estepona

  1. 1. New build or resale?

Estepona has a lot of new build. New means 10 % VAT plus 1.2 % stamp duty, while resale is normally taxed at 7 % transfer tax in Andalusia. That affects your total more than the asking price.

  2. 2. NIE and Spanish bank account

A tax number (NIE) and a Spanish account are needed for the purchase and ongoing costs. We help you start this before the viewing trip so nothing stalls the deal.

  3. 3. Viewing trip

We show both town-centre apartments and new build on the New Golden Mile so you can feel the difference between living in town and in a resort-style complex.

  4. 4. Reservation and lawyer

The property is reserved and your independent lawyer checks the deed, permits and — for new build — the bank guarantee covering your staged payments and the promised completion date.

  5. 5. Contract and payment plan

For a resale you normally pay 10 % on signing. For new build, payments are staged during construction, often 30–40 % before completion.

  6. 6. Notary and keys

The deed is signed at the notary and you get the keys. A resale usually takes 8–12 weeks; new build follows the construction schedule.

Frequently asked questions about Estepona

Is Estepona cheaper than Marbella?
Usually, yes. You normally get more square metres per euro in Estepona, especially in new builds a few minutes from the beach. The gap is smallest in beachfront homes with sea views.
Does Estepona suit retirement living?
Many Swedish buyers choose Estepona for exactly that. It has a real Spanish town centre with flower-filled lanes, a flat seafront promenade, healthcare and a calmer pace than Marbella — yet Marbella is only 30 minutes away.
Should I buy a new build in Estepona?
New builds mean low energy use, a warranty and often a pool and gym in the community, but you pay in stages and wait 12–24 months. We review the payment plan and guarantees before you sign.
How long is the drive from Málaga to Estepona?
About one hour by car on the AP-7 motorway, a little longer in summer traffic.
