The golf valley above Banús

Buying an apartment or house in Nueva Andalucía

Nueva Andalucía is the green valley just above Puerto Banús, known as the golf valley. Villas and apartment complexes sit on slopes facing the sea and La Concha mountain, with several courses a few minutes' drive away.

How it feels here

It is quieter here than down by the coast, and you feel the elevation: cooler evenings, open views and a lot of greenery. The area depends on a car, but you are down in Puerto Banús in five to ten minutes. Nueva Andalucía suits buyers who want views, calm and golf — often with more space and a private pool.

Practical

Getting around

In practice you need a car. Roads in the valley are good and the motorway is minutes away; the airport is about 50 minutes.

Services and healthcare

Supermarkets and restaurants exist in the valley, but the full range of healthcare, schools and shopping is in Marbella and Puerto Banús.

Renting out

Homes beside the courses rent well outside peak season too, especially spring and autumn when tee times fill up.

In depth – Nueva Andalucía

Nueva Andalucía prices – what costs what?

Price is driven by elevation in the valley, the view and whether the house is renovated. Rough price per square metre: EUR 4,000–6,000 in apartment complexes around Las Brisas and Los Naranjos, EUR 3,500–5,000 for townhouses, and considerably more for new villas in La Cerquilla and up towards La Quinta. Always add 10–13 % in purchase costs on top.

  • Two-bedroom apartment in a golf-side complex with pool: roughly EUR 330k–470k.
  • Townhouse with a valley view: roughly EUR 470k–750k.
  • Older villa to renovate: from roughly EUR 1.1M.
  • New villa with panoramic views: often EUR 1.9M and up.
  • Running costs: community fees roughly EUR 140–370 per month for apartments; villas carry their own pool and garden upkeep.

Swedish-speaking agents in Nueva Andalucía

The golf valley is one of the most Scandinavian-dense areas on the coast, and many agencies here have Swedish-speaking staff. Solria is not an agency: we match you free of charge with a local partner who speaks Swedish or English, knows every street in the valley and can show properties not listed on the portals — including villas sold discreetly.

  • The matching is free — we charge you nothing.
  • When buying a villa: verify the pool and extensions are registered before you pay.
  • Always use your own independent lawyer — never the seller's.

Car dependency in Nueva Andalucía

Plan on having a car here. The valley roads are good and the motorway is minutes away, but supermarkets, restaurants and the beach are spread out — and the slopes up to the higher plots are steep. Puerto Banús is 5–10 minutes by car, central Marbella about 15. Taxis and e-scooters exist, but they do not replace a car in daily life.

  • Most walkable: the streets closest to Puerto Banús and Centro Plaza.
  • Include parking or a garage in the purchase — it is standard here.
  • Higher locations like La Quinta give views but longer drives to everything.

Golf in Nueva Andalucía

This is the golf valley: Las Brisas, Los Naranjos and Aloha sit in the middle of it, with La Quinta and Magna Marbella a few minutes further up. More than ten courses within fifteen minutes. The season runs all year; green fee high season is March–May and September–November. Many buyers pick a home by distance to their home club — tell us which course you want within ten minutes and we tailor the suggestions.

  • Annual membership: often EUR 1,800–5,000; green fees roughly EUR 75–140 in high season.
  • A home right on the fairway gives the view — and stray balls and early mowers.
  • Golf-side homes are easiest to rent out in spring and autumn.

Neighbourhoods to know – Nueva Andalucía

Los Naranjos & Aloha

In the middle of the golf valley with townhouses and apartments around the courses. Calm, green and close to Puerto Banús — popular with Scandinavians all year.

La Cerquilla & Las Brisas

Large villa plots with views across the valley to the sea. This is where the higher price level in Nueva Andalucía sits.

La Quinta & Puerto del Almendro

Higher up, cooler and with panoramic views. A car is essential, but you get views and quiet you will not find down by the coast.

Nära Puerto Banús

Walking distance to the marina, restaurants and beach. The liveliest of the locations and the easiest for summer rentals.

How the purchase works in Nueva Andalucía

  1. 1. Villa or apartment — and upkeep

A villa with pool and garden needs year-round care. An apartment in a community has fixed monthly fees instead. Decide which kind of responsibility you want before viewing.

  2. 2. Budget including costs

Allow roughly 10–13 % on top of the price for tax, notary, registration and legal fees. Villas also carry property tax (IBI) and running costs above those of an apartment.

  3. 3. NIE and Spanish bank account

The tax number and account are arranged alongside the search, so you can move quickly when the right property appears.

  4. 4. Viewing trip in the valley

We show properties at different heights in the valley — the view and evening temperature differ noticeably between Los Naranjos and La Quinta.

  5. 5. Legal checks on the villa

For a villa the lawyer checks building permits, that extensions and the pool are registered, plot boundaries and any debts before the contract is signed and 10 % is paid.

  6. 6. Notary, keys and running the home

After the notary we help you with pool and garden care, alarms and key holding if you are not here year round. Allow 8–12 weeks from offer to keys.
