Discreet quality near Gibraltar

Buying an apartment or house in Sotogrande

Sotogrande is the coast's most secluded and well-planned area — a private resort with a marina, polo, some of Europe's best-known golf courses and large villas in greenery. People live here for the calm, the quality and the privacy, not the buzz.

How it feels here

Everything here is planned and well kept: wide avenues, gated entrances, the marina with its restaurants and the polo grounds that draw an international crowd in summer. Daily life is slow and discreet. Sotogrande suits buyers who value privacy, world-class golf and an international community — and who do not need a town on the doorstep.

This area suits you if

  • You want calm, privacy and well-kept surroundings.
  • You play golf or polo — Valderrama is here.
  • You appreciate an international, discreet community.

Less suitable if

  • You want town life, shops and a train within walking distance.
  • You are on a tight budget — running costs are high.

Practical

Getting around

A car is essential. Gibraltar airport is about 25 minutes away and Málaga airport just over an hour. There is no train connection.

Services and healthcare

Private clinics in the area and hospitals in La Línea and Estepona. Sotogrande International School is located within the resort.

Renting out

Summer rentals to the golf and polo crowd work well, but the winter season is weaker than in Marbella. Expect higher running and community costs.

Sotogrande spans widely: apartments by the marina are comparable to Marbella, while villas in the exclusive parts are among the coast's most expensive. • Villa in Kings & Queens or La Reserva: roughly EUR 1.8M–5.5M and up.

Swedish-speaking agents in Sotogrande

Sotogrande is a niche market where the best properties rarely reach the portals — much is sold discreetly through networks. Solria is not an agency: we match you free of charge with a partner agent who speaks Swedish or English and has established contacts in the area, including access to off-market properties.

  • The matching is free — we charge you nothing.
  • Ask whether the agent has access to off-market properties.
  • Always use your own independent lawyer — never the seller's.

Everyday life in Sotogrande

Sotogrande is not a town but a resort: supermarket, pharmacy and restaurants are at the marina and in Pueblo Nuevo, but for bigger errands you drive to Estepona or Gibraltar. Many live here part of the year and appreciate precisely that everything is calm, secure and well kept.

  • Sotogrande International School is within the resort.
  • Gibraltar airport is about 25 minutes away.
  • A car is necessary for everything beyond the marina.

Golf and polo in Sotogrande

This is the centre of Spanish golf: Valderrama — the 1997 Ryder Cup course — is in the area, along with Real Club de Golf Sotogrande, San Roque Club and La Reserva. In summer, international polo tournaments are played at Santa María Polo Club. For golf and polo enthusiasts, few places in Europe match Sotogrande.

  • Valderrama is repeatedly ranked as Spain's best course.
  • Green fees: roughly EUR 80–320 — Valderrama is the most expensive.
  • The polo season peaks with the Gold Cup in August.

How the purchase works in Sotogrande

  1. 1. Marina, golf or privacy?

Sotogrande's parts differ greatly. Decide whether you want to live socially by the marina, near the golf or secluded in the larger villa areas.

  2. 2. Budget and running costs

Allow roughly 10–13 % on top of the price for tax, notary, registration and legal fees. Running and community costs in Sotogrande are higher than elsewhere — ask for figures early.

  3. 3. NIE and Spanish bank account

A tax number and Spanish account are needed for the purchase and for utilities and fees. We help you apply.

  4. 4. Viewing trip

We show properties by the marina, in Costa and in the higher parts so you notice the difference in location, privacy and upkeep.

  5. 5. Contract and legal checks

Before you pay 10 % on signing, the lawyer checks ownership, easements, debts and the community's finances.

  6. 6. Notary and keys

Completion at the notary, the deed and the keys. Then utilities and fees are transferred. Allow 8–12 weeks from offer to keys.
